What is the USDA?
United States Department of Agriculture was not originally designed for mortgage loan funding it is and was the lead federal department whose original role was to provide farmers in America with a source of knowledge on agriculture, it was a place a farmer could go for general information. This role of the USDA continued until the Depression years when, because of low prices of agricultural products, the USDA launched the first support commodity prices and income. The USDA has broad powers to deal with agricultural issues, to conduct a series of studies, research and also engages in other activities of intelligence gathering. The USDA works with state, county, municipal and tribal governments to use a variety of tools to protect the public consumers and farmers and ranchers. After several attempts to get Congressional approval, the Agricultural Adjustment Act (AAA) of 1938 passed. This law has historically been reauthorized in subsequent sessions of Congress since its passage, in 1996. That is why there are sometimes funding issues at the end of each fiscal year, when it comes to USDA loan funds.

There are limites to the USDA eligibility and to USDA rural housing program the two major ones are USDA property eligibility, in order for a property to be eligible it must meet certain guidelines one being that it falls in a rural area of the state. Birmingham for instance is not an area or city that has USDA property Eligibility. You will find a list of USDA homes for sale below or use the search box to narrow the search. Rural development as the program is sometimes tagged also has limitations on income, for instance if you make more than $76,000 with a family of four you may not be eligible to fund a USDA home loan, even though you are searching in a USDA approved homes area. There are several locations online to find a USDA eligibility map, but I think you are better served by visiting the USDA official site. On this website you may enter the address and get a somewhat clear yes or no as to the USDA property eligibility, keep in mind that this service is not 100% accurate but gives you a good picture.
USDA 100 financing home loans
USDA does offers a 100% loan program, with a funding fee and at the moment there are no monthly mortgage insurance fees. USDA loan guidelines, are tricky sometimes and you would really need to contact a USDA Mortgage Lender for a complete list of guidelines. USDA rural development loans, in my opinion are one of the cheapest programs available to purchase a new home. I would be more than happy to provide a cost comparison report and explain the pros and cons to most mortgage loan products. One of the only draw backs to USDA eligible homes is that they are in limited supply, but keep in mind that just because the home of your dreams is not listed here does not mean it will not qualify and be approved for a USDA loan.
What is a USDA loan?
I get asked this question about 3 times a week, Simply put it is a government loan designed to grow the rural areas of the country, while providing affordable financing options for the lower income families. There are two different USDA home loan programs, The USDA guaranteed housing and the USDA Direct loans, which carry their own limits and restrictions. The direct loans offered by the USDA are for Americans with the lowest of incomes and also offer has a subsidy with in the guidelines. Current USDA mortgage rates, are similar to those of FHA loans and are very common in nature but the USDA direct program is the lowest of any published rate and you would need to contact your local USDA rural development office for details.
